Working with others is a way of life for Hexagon, and we are keen to use the strengths of our partnerships to take on new ventures, which bring in new investment and fresh opportunities to communities in need.
With funding from The Greater London Authority (GLA), we are building around 350 new homes for rent and low-cost home ownership over the next two years. Below you can see the developments that have been completed within the last year or here for those that are currently under construction.
Iverhurst Close, Bexleyheath
Our new net zero carbon development at Iverhurst Close sits beside tranquil allotments, between Bexleyheath’s vibrant centre and the sweeping, 185-acre Danson Park. This development was completed February 2025. We worked with our partners Bonds Builders (building contractor) and Martin Arnold (lead consultants) on the project.
We have ten 4-bedroom homes and one 3-bedroom home with garden available to buy at this new community on a shared ownership basis.
These 11 homes incorporate a range of sustainable features to reduce the environmental impact and support local biodiversity.
These include:
- Air source heat pumps – providing energy-efficient heating
- PV solar panels – generating renewable electricity
- Wildlife friendly design – including dedicated housing for hedgehogs, insects and bats
- Log piles & green spaces – supporting local Biodiversity and creating natural habitats.
John George Apartments, 41-43 Russell Hill Rd, Purley
Our most recent development this year, our John George Apartments project reached completion February 2025.
It consists of two blocks: 12 apartments for Shared Ownership, consisting of 4 three-bed apartments, 3 two-bed apartments and 5 one-bed apartments, and 16 apartments for Private Sale. These apartments are currently on the market and ready to bought!
John Russell House, 28 Russell Hill, Purley
Hexagon secured GLA grant funding of £364,000 to deliver 13 shared ownership units, including 1 wheelchair accessible unit in the London Borough of Croydon. The scheme is located in Russell Hill in Purley and will achieve a reduction of carbon dioxide emissions of at least 35% beyond Building Regulations.
Construction works started in November 2019 and the development completed December 2023. We worked with our partners Cablesheer (building contractor) and Airey Miller (lead consultants) on the project.
Boulevard Point, Scarbrook Road, Croydon
Our Boulevard Point apartments at Scarbrook Road were completed August 2023. The development has 10 Apartments for Shared Ownership in the heart of Croydon.
A mix of one-bed, two-bed and three bed apartments. W worked with lead Contractor Woodstock Management and lead Consultant Martin Arnold
Pond House, Thornton Heath, Croydon
Our Pond House development located at 745 London Rd, Thornton Heath, Croydon includes 20 homes with affordable rent and one commercial unit.
The site overlooks the Thornton Heath Pond roundabout which is a landscaped roundabout. Just beyond the roundabout are retail units containing restaurants, fast-food outlets, estate agents, solicitors, car sales rooms/garages etc. This development is within close proximity to Croydon Town Centre with excellent transport links.
On this project, we worked with contractors Building Associates Limited and consultants Potter Raper. Works commenced in November 2019 and completed in March 2021. The development has benefited from GLA funding of £1.2m.
Pankhurst Court, Watling Street, Bexleyheath, Kent
Our Watling Street development consists of 16 flats all for social rent. The scheme is located in in the London Borough of Bexley in a prime location opposite Bexley’s Civic Offices. Located on the site of a former car dealership, the scheme is within close proximity of two primary and two secondary schools which have all achieved ‘very good’ Ofsted ratings.
The development comprises of four one-bed flats and 12 two-bed flats, all benefiting from allocated parking spaces. We worked with contractor, Building Associate Limited, and the lead consultant Potter Raper.
The scheme has benefited from £960,00 GLA funding and was completed March 2021.
Rotherhithe Old Road, Southwark 
Rotherhithe Old Road is located in the London Borough of Southwark and which consists of 6 apartments on leases to Hexagon in a block of 17 apartments. All 6 of our apartments will be for Shared Ownership.
The development has excellent transport links into the centre of London and a large shopping and entertainment area at Surrey Quays. Work started on site in 2018 and is due for completion in July 2020. Our partners on this project were contractors KMP Harrow Ltd and consultants Martin Arnold.
Rye Lane, Southwark
Our development at 190 Rye Lane in Peckham, SE15 consists of 22 apartments for shared ownership. The scheme also includes a commercial unit located in the basement. Planning requirements meant that the existing facade had to be retained. Green roofs have also been incorporated into the design to ensure the development provides the maximum provision towards valuable areas of biodiversity.
Development of the scheme started in 2018 and was completed 2021. The main building contractor is Guildmore and the lead consultant is Martin Arnold. We received £616,000 in GLA grant funding for the scheme.
Lewisham Road, Lewisham, SE13
Our Lewisham Road development in the London Borough of Lewisham, provides 23 new homes for shared ownership and 5 for rent. The development is a mix of one, two and three bedroom units.
We worked with contractors, Beamridge, to deliver the homes which completed in March 2018.
